The house itself (4704 Pecan Chase) looks like something you have seen in a magazine spread--it is stunning, but when you find out where it is located you may reach for your checkbook.

Spanish Oaks is the most unique neighborhood in west Austin. Stretched across some of the region's most prized hill country terrain, it is comprised of 1,200 acres, but will have only 477 homes at completion.

Additionally, the neighborhood is surrounded by 15,000 acres of nature preserves teaming with wildlife like deer, squirrels and songbirds. The Spanish Oaks golf course is the most exclusive in town because memberships are limited. This goes a long way to eliminating crowds and long waits for a tee time even on weekends. If you drive through other neighborhoods, you may have noticed that the homes are too close to each other. This is due to small lots, but here, all of the homesites are large. As a result, it "feels" like you are driving through an entire neighborhood of estates. And Spanish Oaks is also the only limited access community in town (more later).

No Neighbors In Back And The
Architectural Marvel Of A Disappearing Wall
Sometimes buyers describe the homebuying experience as a process of looking, and looking at houses until they walk into one that they love from the moment they open the front door. This residence has all of the potential to create that effect because the drama starts the instant you step inside, and it never lets up. Even though the house is large it has a free-flowing design without the obstruction of walls. Instead, spaces are divided by columns, arches and changes in ceiling heights. Much of the rustic elegance comes from the patina and texture of materials--the most notable of which are the various ceilings topped with structural timbers made of Douglas Fir.

The house "flows" (see more photos at bottom of this page)from the front left to the back right, and the scale gets bigger as you walk through culminating in the main family room (shown top left). All of the living areas are built around--and connected to--a large outdoor living room. Architects often refer to this as "blurring the line between the inside and outdoor spaces", but what elevates this to one-of-a-kind status is how this is accomplished. As you walk into the lodge-style family area, you will be drawn to the back of the room because of the serene hill country view. The exciting thing is this back wall is not attached to the floor. It is not even a wall, but a section of suspended glass panels that can be opened thereby unifying the indoor and outdoor space as one contiguous living area! Dear reader, hold that image in mind for just a second.

Now, pretend you are living here, and you have just gone through one of those bone-crushing, stress-packed weeks at the office. When you arrive home late Friday, and you haul your pitiful little self out of the car, here is your prescription for recharging. Start by putting on some comfortable clothes. Put on a relaxing music CD. Take a bottle of wine, two glasses and sit outside with your sweetie to take in the wonders of a star-filled sky. On Saturday morning, head to the grocery store and pick up nothing but comfort food--steaks for the grille, chips and hot sauce along with goodies from the bakery like cinnamon rolls. Invite friends over for the afternoon. When they arrive, you have festive music playing. The kitchen is laid out with fun snacks and fresh flowers. The disappearing wall is open. Pleasant breezes are wafting back and forth through the house. The aroma of popcorn is in the air. The terrace furniture has been arranged in front of the oversized HD television, and you all sit outside and watch a movie. Later in the afternoon, you set up the outdoor kitchen for grilling steaks, and you dine al fresco as the sun sets. But there is more. On Sunday, you can head down the street to the meditative setting called "Fish Camp" (see photo on page one) which consists of hiking trails, a well-stocked private lake, and a fully-equipped fishing cabin with pier. You can practice flyfishing, curl up with a book, or spend the afternoon fishing with your kids. Ahh, just thinking about it causes your breathing to ease.

Design With The Concept
Of An Interior "Guest House"
According to the builder, the home has about 5,800 square feet. It has a total of five bedrooms with four-and-a-half baths. If you study the floorplan below, you will quickly pick up on one of the home's most thoughtful design features called an "interior guest house". There is an entire guest wing on the far left side of the house. If there is any chance you may need to take care of your parents some day, this is the ideal layout. Not only are there no stairs to contend with, but the bedroom and bath (which has a walk-in shower) are as spacious as most master bedrooms. It is also possible to connect this bedroom to the adjacent study which would result in a stand alone guest wing with bedroom, bath and living area. This configuration would also work for a nanny, live-in college student or for weekend guests.

What Is a Limited Access Neighborhood?
The community is not only gated but you must have an appointment--and be accompanied--even for a driving tour of the neighborhood. This makes it inconvenient if you are in a hurry, but well worth it if you end up owning a home here. Not allowing "Sunday drivers" or curiosity seekers access results in better security and a quieter neighborhood--more pleasant if you want to go for a walk, ride bikes or head out for a calorie-burning jog.

A Tempting Price, But There Is A Catch
If you have been searching for a house to buy, you may be a little frustrated with the current high prices many sellers stubbornly cling to. Their rationale is "If I don't get my price, I will just keep it". As a result, many houses are just sitting on the market. This one did too. The price was originally $2,000,000. A builder owns this home, and he has now decided to get serious about selling. If you are a like-minded buyer, you have just met an equally serious seller. The new price is now $1,449,000. The builder will lose about $350,000 at this price.

Here is your chance to buy a remarkable home below cost. The lot is large, and the setting is private. The design incorporates a private guest wing. The master bedroom is also on the first floor. There are three fireplaces, and an outdoor living space with kitchen that will remind you of being on vacation. There are many appealing extra features such as the restaurant-caliber stainless Wolf range with double oven and a warming drawer. There is sound insulation between floors and walls. The cooling system includes the added benefit of humidity control. Instead of an in line 3-car garage, this one is split with one offset by itself which is helpful if you have a sports car or want a workshop. If you are a ready-to-act buyer, here is your chance to make a favorable buy on a trophy home.
