The
term "hill country" is used a lot. It generally refers to
the scenic area of central Texas that is west of Austin and
north of San Antonio.
However when you read
travel magazines that do stories about the "most scenic
drives" in the hill country, it is always the little Texas
towns on the "bluebonnet" trail that get the most attention.
That's the string of
small, historic towns of Blanco, Johnson City and
Fredericksburg. In the spring, this vein of hilly terrain
erupts with native wildflowers so plentiful, it appears as
if a thousand Impressionist painters have been turned loose
to paint the hills with miles-long brush strokes of colorful
flowers. This property sits along one of the most scenic
hilltops anywhere on the "bluebonnet" trail.
The home is part of the
Ranches of Brushy Top--a 2,018-acre slice of hill country
nirvana. There are stocked lakes, horseback riding trails
and protected wildlife such as elk, oryx, sika deer,
antelope and more (If you want to see a National
Geographic-caliber photo tour of the vistas and animals, go
to www.brushytop.com,
and try not to drool).
Let's
assume for just a moment that you happen to be reading this
in the current city where you live. It is likely very busy
there. Everyone is in a hurry, and the closest you've come
to nature recently is a squirrel trying to dodge your car
while you were on a cell phone call. Take a deep breath,
workasaurus. Live here, and you could awaken to the aroma of
fresh coffee and a horizon-bending sunrise. By comparison,
the "commute" here is walking out to the stable where you
pack up your fly rod, climb on your favorite horse and ride
down to one of the two valley lakes. It is peaceful. Scenic.
Calm, and the only noise that pierces the silence is a bass
that tail-slaps the surface of the water. All you hear now
is the sound of line tearing off the reel at a furious pace.
Think about that as you haul your pitiful little self to the
office today, and consider this. Maybe, just maybe the
storybook pages about this property, and the setting, are
your story that is about to unfold. Can you see yourself
here? If so, read on.
A Description Of The
Home
Built in 2008, the small ranch house has high quality
construction that includes an all stone exterior
and
standing seam metal roof (which, by the way sounds wonderful
during a rainstorm). The ranch house interior includes
granite counters in the kitchen, wood and tile floors, tall
ceilings and crown molding. All you have to do is look at
the photo of the kitchen above to get an idea of the overall
architecture.
The one-story design
(floorplan on p. 2) has three bedrooms, two baths and about
2,611 square feet. From the instant you walk through the
front door, you see nothing but distant vistas. The home has
the preferred compass orientation for Texas--the back of the
house faces east which means you wake to sunrises. This also
means the back terrace, outdoor kitchen and pool area catch
afternoon shade. Imagine doing this: sit on the terrace with
a glass of wine and watch thunderstorms spark, snarl and
march their way across the eastern section of Blanco County.
The
home is served by a well and septic plus a water
purification system. The pool not only includes a waterfall,
but it also has automatic everything--filtering and cleaning
are managed courtesy of technology.
The Ultimate Horse
Facility
If you love horses, wait until you see the set up here. No
ordinary barn, this one was designed by a California company
that specializes in luxury accommodations. Almost 1,850
square feet in size, the 4-stall barn has concrete floors,
tack room and dedicated space with plumbing for ease of
washing (not for you, for the horses). Costing about $55,000
to construct, this weather-vane topped barn has a number of
extras. It is called a "raised center isle" design due to
the second-tier, open-sided roof to dissipate heat. Many
barns have one large opening in front. You will see why this
one includes a giant-sized sliding door in back when you
open it--what a view! According to the owners: "Horses like
to be active, and they want something interesting to see. We
added Dutch doors (the top half swings open) on the back of
each stall so the horses can see us and the land. Horses
very much like being around other animals--we have photos of
the elk coming up to see what the horses are doing. The
Dutch doors also swing completely open so the horses can
walk out to the paddock to get some exercise and be
outside." Additionally, there is a large corral plus another
area for training cutting horses.
8.7 Acre Hilltop
And
The land measures about 8.7 acres, and it is mainly
level except for the section at the rear where it slopes
down the hillside. At last, here is a modern home, on pretty
land, in a restricted area, that already includes all the
fun extras like a pool, luxury stables and corral.
Some Other Details
About The
Area That May Interest You
Mileage wise, here are some reference points. The ranch is
about 45 minutes from Austin, about an hour from San Antonio
(in non rush hour). Johnson City is about 9 miles away. The
real jewel is Blanco--just 5 miles down the road. It is the
least known of all the old hill country towns, and it is
emerging as a home to many artists and musicians. The Austin
Chronicle recently named Blanco as "Best Day Trip From
Austin". The Blanco River runs right through town, and it
boasts the only State Park inside a city limits. What makes
Blanco soooo charming is it is not overrun with tourists
(like you might notice in Fredericksburg or Wimberley). From
the ranch you will be at the epicenter of many landmarks in
the hill country. In 35-minutes you can hear live music in
Luckenbach, and in about 20 minutes you could be dancing at
the Albert Dance Hall. Enchanted Rock is only about an hour
away, and you can easily launch a kayak in the Guadalupe
River. Also in the area are wineries and Blanco's own
RealAle Brewery.
