Are you tired of seeing big houses on tiny lots (see arial photo bottom of this page)? Most areas have houses that are too close together. But, in Spanish Oaks all of the lots are big. As a result, it "feels" like you are driving through an entire neighborhood of estates.

The community is stretched across some of the region's most prized hill country terrain. Even though Spanish Oaks is comprised of 1,200 acres, it will have only 477 homes at completion. Additionally, the neighborhood is surrounded by 15,000 acres of nature preserves that are teaming with wildlife like deer, squirrels and songbirds.

Spanish Oaks may just have the most exclusive golf course you have ever heard of--worth the wait for an available slot if you are a golf fanatic--because memberships are limited to less than 300. Such constraint goes a long way to eliminating crowds.

What Is The House Like?
Just completed, your anticipation may surge into the red zone when you see all that this home offers. First, there is the very tempting price. According to the Multiple Listing Service, the average sales price in Spanish Oaks this year is just over $1.4 million dollars. The home pictured here is only $969,000. It is located on a very wide, hillside, culdesac lot at 4801 Pecan Chase. As long as you do not need a huge amount of square footage, stop whatever you are doing and get to this house immediately. It has 3,557 square feet, four bedrooms, four and a half baths, two living areas, and an SUV-swallowing triple garage.

If you needed a home to show architecture students how to orchestrate shapes and textures into an overall design, this would be it. It is like an art class in which the "painting" is done with organic materials. For example, take a look at just the exterior photos. The left side of the house is tall and linear. It dissolves into a rotunda-shaped tower that is topped with a twelve-sided tile roof accented with scroll-sawn cornice brackets. There are multiple changes in the roofline--intersecting gables and a quaint little shed roof to the left of the front door to denote the separate entrance to the guest bedroom/office. The garage doors are made from heavy cedar, and note that two carry arched doors while the third switches to a stone facade with inline brick header. This home oozes curb appeal. It also sets the tone for a personality of rustic elegance on the inside.

Step through the transom-capped double doors, and you step on some of the most beautiful wood floors you have ever seen. These are not made from oak like you are used to seeing. Not many builders have the skill to tame Mesquite, but it is done here to perfection. Mesquite is very hard wood--indigenous to the area--more expensive than oak, and it has color and a grain pattern that is stunning. These colorful wood floors start at the foyer, spill out seamlessly across the dining room, into the family room, breakfast room, kitchen, and all the way back over to the artistically-shaped staircase that winds upstairs. (Remember, wood floors are good for slow dancing.)

The flowing design is a visual spectacle from the moment you step inside. Rooms are divided by thick columns and arches. Many of the spaces are defined by changes in ceiling shapes and varying heights.

The inviting kitchen has more interesting textures--a limestone and granite island. Cabinets are made from Alder, and appliances (including built-in refrigerator) are stainless. There is a double oven and five burner, 14,000 BTU gas stove.

Interesting Positioning Of Rooms
The master is downstairs with a view of the elaborate terrace and back yard (see photo on the web). The back yard area is private--ideal if you are spending a relaxing evening with a glass of wine while you grill steaks, talk to your sweetie and enjoy the terrace fireplace.

There is a quiet, dual purpose room all by itself on the left side of the floorplan (seen at right). It could be used as an office--the separate entrance was created so you can usher in a business visitor without having to go through the main house. This space will also serve as a guest suite if you have older relatives who will visit--it is on the first floor and has a private bathroom with a shower.

There are three bedrooms upstairs, and they all feed into a large game room. Too often these game rooms are open-sided and overlook a downstairs area--disappointing if you have children as all of that noisy energy spills over to the adult areas downstairs. No such issue here--this game area is nicely sectioned off and not visible at all from the first floor.

Other Extras Like Instant Hot Water
The builder, Rick Hardy, has put in a number of enticing extras. The house is served by two water heaters with a circulating system which means you don't have to wait for the water to get hot when you want to take a shower. Attention romantic couples: when's the last time you took a bath together? You will look forward to this here as there is a two-person sized tub with whirlpool in the master. Six rooms, including the terrace, are already wired to broadcast music. The main living areas are finished with hand-troweled walls for a hand-hewn appearance. There is built-in bench seating and wainscoting on the walls in the breakfast room. All baths are finished with granite counters.

Walls are insulated with special sound-deadening material from Owens Corning™. Architecturally-speaking, the back terrace functions as outdoor living space. It is all made from expensive Luder stone and includes a fireplace, t.v. outlet, built-in stainless barbecue grill and slab stone counters. Go up a few stairs, and you have a flat section of yard for kids and pets. The heavily-landscaped yard is Xeriscaped with native plants, and the yard is watered with an automatic sprinkler system. Even the garage is interesting&emdash;it is room-finished, including tall baseboards, and the third bay is extra deep&emdash;long enough to store a boat. The garage has extra tall ceilings of approximately twelve feet for more storage capacity.

Limited Access Neighborhood

The community is not only gated but also requires an appointment to enter. To see this home, you must set an appointment with the developer's on-site sales center. This can be arranged by calling directly to the Spanish Oaks staff at 512.533-2370 or by contacting the listing agent, Stan Barron Properties at 512.345-8585. This makes it a little inconvenient if you are in a hurry, but well worth it if you end up owning a home here. Not allowing "Sunday drivers" or curiosity seekers access results in better security and a quieter neighborhood&emdash;more pleasant if you want to go for a walk, ride bikes or head out for a calorie-burning jog.
