IF you have looked at redone houses in central Austin before you have likely seen some quickly-done "fixer-uppers" that are little more than cosmetic makeovers.

This one was overseen by a professional architect, and it now has five bedrooms, three baths and about 2,769 square feet (per owner). All work was permitted and approved by the city. It included structural changes, and all of the behind-the-walls-work was updated. For example, all of the plumbing--not just fixtures you see at the sinks--but all of the plumbing was replaced including underground lines to the city service at the water meter. The same goes for the wiring--all of it was replaced. The sheetrock, roofing, air conditioners (and duct work) were all replaced. So was the framing. As you can see from the photo above, the kitchen was redesigned--now with Shaker-style cabinets made from maple. The expanded size of the kitchen made it possible to include an island work station--ideal for mixing ingredients or cutting fresh flowers. Stainless appliances include the oven, dishwasher and refrigerator.

The home includes a lavish sprawl of hardwood floors--not the inexpensive glue-down kind--these are the thick, old-fashioned ones, and perhaps no material does a better job of giving a home the cozy personality of a bed-and-breakfast as do wood floors.

Keep in mind, all work was overseen by an architect, and where needed she raised ceilings and added windows for soothing natural light. Through the years many have dreamed of living in this part of town only to be frustrated with the older designs. Here, the three key rooms have been totally reworked--the kitchen, the main living room, and the master. It is worth the trip just to see this master suite. Finally, here is a three-section master that earns high marks. The main sleeping area is huge and includes a tall ceiling for added dimension. The bath area is open , bright and flowing, and the closet is likely two to three times the size you've seen in other houses in the area.

The home has great division of space for a growing family. Two bedrooms are on the main level, the master, a study and another bedroom are upstairs, and there is a fifth bedroom, game room and full bath downstairs. If you have really young children, they may be angelic now, but beware: preteens and teenagers can become so cantankerous a modern-day Buddha would resort to downing Prozac by the handful so, the separation of bedrooms here might qualify this owner-architect for a future Nobel Peace Prize.

If the house holds your interest, stop for a moment and consider how close to all the "fun" places you'd be if you lived here. If you are the slightest bit familiar with favorite Austin events then you know how hard it is to get to ACL --the last two years, the architect and her sweetie have opened the front door and walked to this prized event. Austin gets over 300 days of sunshine each year. From this home, you can simply walk on to the hike-and-bike trails, and in a few minutes you are at the most scenic stretch along Lady Bird Lake. You are just minutes away from the restaurant, music and theater districts along sixth street and Barton Springs Rd. And if you have friends or family that come to visit, you can cruise around the corner to dinner on the lake at Oyster Landing. You can also come here on weekend mornings by starting at Mozart's with fresh coffee, and the newspaper while you sit lakeside.

Here is your chance to live in Austin's "sweet spot". The home fits in with the neighborhood, but it has been thoroughly renovated. Interest rates are hovering at near record lows, and this is one of those sellers who is serious about selling.
